Define the life before the address.
Start with why you are buying. A primary home, a second home and an investment property can lead to very different searches. The right brief makes your priorities explicit before you begin comparing properties.
- Purpose. How will the property fit into your life or longer-term plans?
- Location. Think about your routine, access, surroundings and preferred outlook.
- Space. Consider the layout, bedrooms, outdoor areas and flexibility you need.
- Budget. Plan for the purchase and associated costs, then ask for a current, itemised breakdown before committing.
- Timing. Be clear about when you need access and how flexible your plans are.
You do not need every answer at the start. An initial conversation can help turn a broad idea into a useful search brief.
Ready and off-plan properties.
A ready property is completed. An off-plan purchase concerns a property sold before construction is complete. Completion status is one part of the decision; contractual terms and actual possession arrangements also matter.
A completed home
Focus on the existing property, its condition, title, any occupancy arrangements and the terms of the transaction. Establish what is included and when possession can take place.
A future residence
Review the registered project, developer information, approved plans, payment schedule, construction status and proposed handover terms. Understand the contract before committing.

Make verification part of the process.
Foreign buyers can purchase freehold property in Dubai’s designated ownership areas. Confirm the ownership status and eligibility of the specific property, rather than relying only on a neighbourhood name.
Use official records to support your review. For an off-plan purchase, the Dubai Land Department’s Project Status service and Project Status (Mashrooi) in Dubai REST let you search by project name or number and review recorded project information.
Before any commitment, obtain the relevant documents, clarify the current costs and terms, and use qualified legal or financial advice where needed. A property’s suitability depends on the details of your own situation.
View with purpose.
A viewing should help you answer the questions in your brief. Look at the quality of natural light, the proportions of the rooms, storage, outdoor space and the relationship between private and shared areas.
Ask about the building’s services, maintenance arrangements, ongoing charges and any restrictions relevant to your intended use. Consider the immediate surroundings at the times you are likely to be there.
Tutmey can help coordinate your search and viewings. We keep the conversation anchored to your priorities, so each next step feels more informed.
Start a considered property searchA few useful answers.
Can I begin my property search from outside Dubai?
Yes. Contact Tutmey by WhatsApp, phone or email wherever you are. Share your location, preferred areas and plans to visit, and we can discuss a practical way to begin.
Does a completed property mean I can move in immediately?
No. Confirm occupancy, contractual terms and the agreed possession date for the particular property. Completed construction alone does not establish vacant possession.
Do the collections show homes currently for sale?
The collections introduce neighbourhoods and ways of living. Ask us for current availability, property details and pricing based on your brief.
How can Tutmey help me get started?
We begin with your priorities, help focus the search, and discuss suitable properties and the next steps. Prepare your property brief to start the conversation.
